Commission Splits Shouldn't Scare You Off

No one likes to talk about it, but almost every time I sit down with an agent, the same topic comes up: commission splits.

Before you let that number make the decision for you, I want to walk you through how I actually think about it, because it’s probably not what you’d expect.

A lot of agents don’t realize that not everybody at Action Realty is on the same split. Our numbers actually look at where the agents are in their business, and it depends on what they need from me. It’s not set in stone, and it was never meant to be. It’s a conversation.

A more even split buys you real support. Think about what’s actually on the other side of that number. Built-out systems, leads coming in, training and coaching, and someone who picks up the phone when a transaction goes sideways. That’s what a more even split is paying for. When you’re early in your career, that kind of backing is usually worth far more than a few points on a split, because it’s the difference between staying stuck and actually closing deals.

As you grow, the split grows with you. The support that matters so much on day one matters less once you’re bringing in your own deals and running your own business. As you need less hands-on help, the numbers start moving in your favor. That’s by design. Taking on more ownership is exactly what the split is built to reward.

Don’t let the number stop you before you start. If the splits give you pause, it’s understandable. Just don’t let a first impression of one number close the door. It isn’t a wall you hit; it’s a starting point that moves right alongside you as you grow. The agents who talk themselves out of a good situation are almost always the ones who sized up that number on its own, without seeing everything standing behind it.
